When selling your home, what items are legally included or excluded from the sale? https://JGraff.AdvisorsMortgage.com (My audiobooks are coming soon to Audible.com...Please stay tuned! eBooks available now-please,see below...) In the simplest terms, home fixtures are included. If it's nailed down it comes with the house. A fixture refers to anything permanently attached or fixed to the property.
Items not permanently attached are considered personal property. Personal property is excluded from the sale because it can easily be removed without damaging the property.
Items considered fixtures would be things like chandeliers, ceiling fans, built-in bookcases, and built-in appliances. Window treatments such as blinds and attached curtains or drapes also generally stay with the home. Water softeners and security systems are also included but if they are being rented this should be disclosed by the seller.
If you want to exclude any fixtures, it's best to remove or replace them prior to putting your home on the market. If you don't specifically include them in the contract, they'll be automatically included in the sale.

Home values have been rapidly appreciating. And while appreciation is expected to continue, recent data suggests that the pace of appreciation may begin to slow. This is actually healthy for the markets, although you can count on the media to turn this into fear mongering.
Let's remember that positive appreciation means home values will continue to rise. A slower rate of appreciation does not mean that home prices will drop. It simply means that they will rise at a more modest pace. This can be a good thing for affordability and a very good thing for homeowners who should continue to see equity growing in their home.
If you’re thinking of purchasing a home, don’t let the media scare you out of a wonderful opportunity to build wealth through real estate. Reach out to me today and let’s get started.

When you're living in your home it's easy to overlook certain things because you see them everyday but when you're getting ready to sell your home it's important to look at things through the eyes of potential buyers and to make sure you're addressing anything that might turn them off. Here are some of the most common things that make buyers eliminate a home:
Odors from food pets and smoking
Bright or weird colored walls
Messy bathrooms
Dimly lit rooms
Outdated appliances
Dirty dishes or cluttered kitchen countertops
Old wallpaper
Bugs or evidence of rodents
A damp basement
An unkept yard or untrimmed shrubs
Sellers that hang around during showings
Ready, willing and able buyers are sometimes hard to find, so the last thing you want to have happen when a buyer finds your home is for them to be scared away by something that should have been addressed beforehand.
Are you thinking about purchasing a home, but media headlines have you wondering if we’re headed for the next housing bubble? https://JGraff.AdvisorsMortgage.com 732.500.6883 The media often looks at the reports to create the most eye-catching headlines, even if they don’t tell the real story. For example, the Mortgage Bankers Association released their mortgage application data showing that mortgage applications to purchase a home fell 5% last week. They assume the reason for this is a slowing housing market. Meanwhile, homes have appreciated by 14% over the last year due to more demand than available supply. This underscores the strength in the housing market. The likely reasons for the drop in mortgage applications are because inventory is very low and because there is a significant increase in cash buyers. These cash buyers are not reflected in the mortgage application data because they do not need a mortgage. It appears that the housing market is still on solid footing, but each individual situation is different. I have tools and resources that can help you make more informed decisions.Contact me today to get started…James H. Graff732.500.6883https://JGraff.AdvisorsMortgage.com
Typical Closing Costs for Buyers - James H. Graff - 732.500.6883 https://JGraff.AdvisorsMortgage.com - Closing costs are fees buyers often pay related to the purchase of a home. Typical closing costs include things like:Mortgage Origination Fees or Loan Discount Points paid to a lender.Fees for any required survey, appraisal or inspection. An escrow deposit for Property Taxes, Private Mortgage Insurance (PMI) and Homeowners Insurance (HOI)A fee your lender may charge to run your Credit Report.A Title Search fee and a fee for Title Insurance.A Recording Fee payed to your city or county for them to record the new Land Records.Prorated Mortgage Interest (not "insurance") from the date of closing to your 1st mortgage payment.Closing costs can vary, so be sure to ask your lender for specifics.By law, lenders are required to provide a "Good Faith Estimate" of what closing costs will be within 3 days of when you apply for a loan...PLEASE NOTE: The "Good Faith Estimate" has been replaced by newer laws that now require an initial Loan Estimate (LE) and a final Closing Disclosure (CD).#closingcosts #buyingahome #buyingahouse #buyrealestate #buyahome #buyahouse #buyinghomes #creditreport #mrtgageoriginationfee #titlesearch #titleinsurance #mortgaeinsurance #escrow #escrowservices #survy #appraisal #homeinspection #recordingfee #homeownersinsurance #goodfaith #discountpoints #privatemortgageinsurance #HOI #PMI #closingdiscosure #loanestimate #mortgage #loans #mortgages #mortgagebroker #loan #insurance #realestate #property #finance https://958.prequalifyme.today for no SS#/hassle/obligation help FREE Real Estate tips: http://RealEstateWithAdvisorsJG.com FREE Guides: Home Buying-https://bit.ly/33UTW2K Home Selling-https://bit.ly/3mTvLuv FREE “INSTANT” HOME VALUE: http://HomeValuesWithAdvisorsJG.com PREQUALIFY for loan: https://bit.ly/2GuyvgQ APPLY for loan: https://bit.ly/2HH6cwi 732-500-6883 https://JGraff.AdvisorsMortgage.com/contact https://facebook.com/nmls1974758

Thinking about buying a fixer upper? https://JGraff.AdvisorsMortgage.com 732.500.6883
Homes that need work can be great investments, especially if you can purchase them below market price. But stay away from upgrades that won't add value to the home.
If a home needs major repairs to its plumbing, electrical, foundation, or roof, keep in mind that fixing major flaws can really eat up your renovation budget and these types of renovations hardly ever raise the value of the home enough to offset the cost.
When you make an offer, for your protection, it is essential that the real estate contract is subject to an inspection clause. An experienced home inspector can give you a detailed and unbiased report on the home's condition.
Next find a reliable contractor to get a realistic idea about the scope and cost of any work required and make sure to get everything in writing. If you need additional cash to fund your renovation there are a variety of loan types available so be sure to ask your lender for details.
I am certified Fix-it Mortgage Advisor. But please feel free to contact me anytime regarding anything about real estate finance.

RENOVATION LOANS can help you buy a home that is discounted because of its age or condition. FIX-IT MORTGAGE is a renovation loan that gives you the opportunity to add the costs of repairs or renovations into your mortgage. If you are looking at REO, foreclosures, fixer uppers, handyman specials or other discounted properties that may be listed as “cash only” or “as-is” this may be the right renovation loan solution for you. If you are looking at homes in older neighborhoods that may need updating, improvements or remodeling, there are multiple renovation loan solutions available.
Have you been looking for that “Perfect Home” but can’t find anything you can afford?
Have you looked at homes that you may be able to afford but they "Need Expensive Repairs or Updating"?
The FHA 203(k) is the foundation of renovation lending. Originally 203(k) was written in the early sixties and then updated in the nineties. 203(k) has been the most popular choice in the market for buyers choosing a renovation loan in order to finance both the purchase and renovation costs necessary to close as-is. The down payment on these loans can be as little as 3.5%. At closing, the seller is paid, and the renovation funds go into an escrow account that is set up in the homeowner's name to fund the renovation costs through a system of inspections and draw requests.

The Fannie Mae HomeStyle is the same concept as 203(k). With HomeStyle, a buyer can finance both the purchase and renovation costs necessary to close as-is. HomeStyle was originally written in the mid-nineties and was called the Home Improvement Mortgage Loan, HIML, later updated to HomeStyle. Some of the terms and conditions in HomeStyle are different than 203(k), but HomeStyle presents a similar unique opportunity to a homebuyer looking at property that is being sold as-is. The HomeStyle down payment can be as little as 3% for a first-time homebuyer. HomeStyle can also be used by an investor or second homebuyer.
FIX-IT MORTGAGE is a complete inventory of government and conventional renovation loans. We offer FHA 203(k), standard and FHA203(k) Limited (formally FHA 203(k) Streamline), Fannie Mae HomeStyle and HomeReady with Renovation.

"Stairway to Heaven" is a song by the English rock band Led Zeppelin, released in late 1971. It was composed by the band's guitarist Jimmy Page and vocalist Robert Plant for their untitled fourth studio album (usually called Led Zeppelin IV). The song is often regarded as the most popular rock song of all time.[3][4]
"Stairway to Heaven" was voted number three in 2000 by VH1 on its list of the 100 Greatest Rock Songs,[6] and was placed at number 31 on Rolling Stone's 500 Greatest Songs of All Time. It was the most requested song on FM radio stations in the United States in the 1970s, despite never having been commercially released as a single there.[7] In November 2007, through download sales promoting Led Zeppelin's Mothership release, "Stairway to Heaven" reached number 37 on the UK Singles Chart.[8]
Led Zeppelin began recording "Stairway to Heaven" in December 1970 at Island Records' new Basing Street Studios in London.[1] The song was completed by the addition of lyrics by Plant during the sessions for Led Zeppelin IV at Headley Grange, Hampshire, in 1971.[2] Page then returned to Island Studios to record his guitar solo.[7]
The song originated in 1970 when Jimmy Page and Robert Plant were spending time at Bron-Yr-Aur, a remote cottage in Wales, following Led Zeppelin's fifth American concert tour. According to Page, he wrote the music "over a long period, the first part coming at Bron-Yr-Aur one night".[9] Page always kept a cassette recorder around, and the idea for "Stairway to Heaven" came together from bits of taped music.[10] The first attempts at lyrics, written by Robert Plant next to an evening log fire at Headley Grange, were partly spontaneously improvised and Page claimed, "a huge percentage of the lyrics were written there and then".[10] Jimmy Page was strumming the chords, and Robert Plant had a pencil and paper.
The complete studio recording was released on Led Zeppelin IV in November 1971. The band's record label, Atlantic Records, wanted to issue it as a single, but the band's manager Peter Grant refused requests to do so in both 1972 and 1973. This led many people to buy the fourth album as if it were the single.
Spirit copyright infringement lawsuit
Page's opening acoustic guitar arpeggios bear a resemblance to the 1968 instrumental "Taurus" by the Los Angeles-based rock band Spirit, written by Spirit guitarist Randy California.[9][33] In the liner notes to the 1996 reissue of Spirit's self-titled debut album, California wrote: "People always ask me why 'Stairway to Heaven' sounds exactly like 'Taurus,' which was released two years earlier. I know Led Zeppelin also played 'Fresh Garbage' in their live set. They opened up for us on their first American tour."[34][35]

Well before you think about refinancing, take out a second mortgage, or a home equity loan, consider your options. 732.500.6883 JGraff.AdvisorsMortgage.com Talk to an attorney or financial adviser before making any decisions about borrowing money using your home as collateral.
High interest rates and credit card costs can make it very expensive to borrow money and loan costs can vary greatly, so it's in your best interest to research what types of loans you would qualify for.
Most creditors will give you a written good faith estimate showing the charges and fees you would pay at closing, the monthly payment, the annual percentage rate and other loan items.
This helps you compare various loan options.
Keep in mind if you use your home for collateral on a loan and can't make the payments in the future, you could lose your home as well as any equity you might have built up.
So make sure you can afford the loan before making a decision.
